Even if a tenant has stayed with you before, past behaviour cannot be guaranteed in future arrangements unless it is managed within a structured and enforceable system.

As a general rule, renters compare your price with similar spaces available in the market and ask themselves: "Why is this space worth this price?" To attract long-term bookings, we recommend starting with the total rental cost of the property and dividing it fairly by the number of rentable units or rooms. If the room is furnished, a reasonable markup of up to 35% above the shared cost, after fees is typically acceptable. Your pricing should also reflect practical factors such as: • Cost of rent or mortgage • Electricity and utilities • Maintenance and cleaning • Furnishing and amenities • Security and convenience We encourage landlords to price fairly and competitively while still earning a reasonable margin. Please note: In line with our terms and conditions, landlords must not request additional mandatory charges outside the advertised rental price.
